Stamp duty in Uttar Pradesh is 7% plus 1% registration, with a rebate of ₹10,000 for women on the first ₹10 lakh. Properties are leasehold from the Authority, and lenders require the occupancy certificate and registry status to be in order.

All major banks, HFCs and NBFCs operate in Noida, with strong IT employee programmes and project tie-ups for completed developments. Lenders are selective about under-construction projects, and approved lists change with completion and registry milestones.

What is a transfer memorandum in Noida?

A document from the Noida Authority recording the transfer of a leasehold property to the buyer. Lenders require it, along with the occupancy certificate and registry, for resale home loans and loans against property.
