Can I get a home loan for an old building in Kolkata?
Often yes, through HFCs and some banks, provided the title is clear, the building has a completion certificate and mutation is in order. Loan-to-value may be lower for buildings older than 30 to 40 years. We match the property to a lender that funds it.
Are there special loan rates for government employees in Kolkata?
Yes. Several public sector banks with strong Kolkata operations offer concessional home and personal loan rates and higher eligibility to central and state government and PSU employees.
Should I choose a bank or a housing finance company?
Banks typically offer slightly lower repo-linked rates and are stricter on income proof and property approvals. Since October 2019, floating-rate retail loans from banks are linked to an external benchmark, usually the RBI repo rate, plus a fixed spread. When the repo rate moves, your rate follows within a quarter. It is more transparent than the older MCLR system, and we compare the spread, not just today's headline.
