Repo Rate
What it means
The repo rate is set by the RBI's Monetary Policy Committee, which meets six times a year. When the RBI cuts the repo rate, repo-linked home loan rates fall within the next reset cycle; when it raises the rate, they rise.
Your rate is the repo rate plus a spread fixed at sanction. Two borrowers can have different spreads based on credit score and profile. Comparing spreads, not just current rates, tells you who is cheaper over time.
