Tenure
What it means
Longer tenure lowers the EMI but raises total interest; shorter tenure does the reverse. Lenders cap tenure by product and by the borrower's age at maturity, typically 60 to 65 for salaried borrowers and up to 70 for self-employed.
Choose the shortest tenure whose EMI you can comfortably afford, and prepay when you can. On floating-rate loans, prepayment usually shortens tenure rather than reducing EMI unless you ask otherwise.
