Technical Valuation
What it means
Before sanctioning a home loan or loan against property, the lender appoints a valuer to inspect the property, check it against approved plans and estimate market value. LTV is applied to the lower of the valuation and the agreement value.
Valuations can come in below the purchase price, especially in fast-rising markets or for older buildings, reducing the eligible loan. Knowing a lender's valuation approach helps set expectations.
